What is involved
Where a gentler method matters most.
This is the part of exterior cleaning where the wrong choice does lasting damage, so it is the part we are most careful with.

Roof coverings
Concrete tiles, clay and slate all age differently. High pressure can strip surface material from a tile and shorten its life, so it is not our default.

Render and painted walls
Modern silicone render, older pebbledash and painted masonry each respond differently. Condition matters as much as the material.

Access and safety
Height changes what is sensible. Some elevations are straightforward from the ground, others are not, and we will tell you which yours is.

This is where the wrong method does lasting damage, so the covering and its condition decide the approach, not the machine we happen to have on the van.

How a soft wash actually runs.

Look at it properly
Covering, condition and access. If the render is blown or the tiles are porous, cleaning makes it worse and we say so before you have paid for anything.

Cover what matters
Windows, doors, planting and anything below the elevation gets sheeted or wetted down first.

Apply the soft wash
A soft wash applicator lays the solution on at low pressure. No lance goes near a roof covering as a matter of routine.

Give it dwell time
The chemistry does the work, not the pressure. Rushing this is what makes people reach for a lance.

Rinse and check
A controlled rinse, then a look along the elevation for anything the wash has revealed.

Clear the fallout
Moss and debris come down off a roof. Gutters, paths and planting get cleared before we leave.
Why not a pressure washer
A lance on a roof buys you a clean now and a bill later.
A concrete roof tile has a fine surface layer that carries most of its weather resistance. High pressure strips it. The roof looks transformed for a season, then the exposed tile takes up water, moss returns faster than before, and frost starts working on it.
Render is the same story with a different ending. Silicone render and painted masonry both have a surface that is doing a job, and a lance held anywhere near it will take that off along with the algae, leaving a patchy finish that no amount of cleaning fixes.
Soft washing works the other way round: low pressure, the right solution, and time to act. It is slower on the day and it is why the result lasts. Where a covering is already failing we will tell you it should not be cleaned at all.

Do you pressure wash roofs?
Not as a standard approach. High pressure strips the surface off a concrete tile and shortens its life. Heavy moss is scraped off by hand first, then treated.
What is soft washing?
Applying a cleaning solution at low pressure and letting it do the work, rather than relying on force. It is the standard method for render, painted walls and roof coverings.
Can you clean K-rend and silicone render?
Yes, and they are exactly the finishes that need a soft wash rather than a lance. Modern silicone render responds well and does not want anything stronger.
Will it damage pebbledash?
Not when it is sound. Pebbledash varies a great deal in how well it is keyed, and loose or blown areas need attention before any water goes near them. We check first.
How long does the result last?
It depends on aspect, shade and how much is overhanging the elevation. A north facing wall under trees greens up faster than an open south facing one, whatever anybody promises.
Do you need scaffolding?
Often not. A lot of elevations are reachable from the ground with the right equipment. Where they are not, we tell you that is what it needs rather than improvising.
Will you price it from photos?
For render on a straightforward two storey house, usually. Roofs and anything with awkward access need a look in person, because condition and height are hard to judge from a photograph.
Is the treatment safe for planting?
Beds and lawn are wetted down before and rinsed after, which is the part that matters. Tell us about anything you are particularly protective of and we will work around it.
